Harbor’s Edge Revives Condo Project, Better than Before
Out of the figurative ashes of a condominium project that flopped, Harbor’s Edge has risen and is now putting its luxury waterfront condos in Sag Harbor on the market.
Located at 21 West Water Street, the condominium building, including a 50-foot rooftop lap pool and sun deck, has been completely reimagined from what it was once intended to be.
The original project had financing troubles that led to bankruptcy for East End Development, LLC, after the half-finished building sat idle for more than three years. With new financing, a clear title and a new creative approach, Harbor’s Edge has made lemonade out of lemons.
The original general contractor, Roy “Buddy” Wines IV of RLW4 Builders, was brought back in. Wines says he was urged to point out everything he thought was wrong with the original plans, and given carte blanche to get the job done to higher standards.
John Schimenti is the new architect, and Nadine Homann from NHdesign is charged with the interior design. Araiys Design is landscaping Harbor’s Edge, including private yards with firepits for ground-floor residents and walking paths.
The building had 19 units, but it was reformulated into 15 units, with more bedrooms per unit. The exterior was redone, new finishes were put in the units and the balconies were rethought to optimize the views of Sag Harbor Cove.
The units are a mix of bungalows, lofts and penthouses, with two or three bedrooms. Each includes a master bath with radiant heat flooring, a guest bath and a powder room. Kitchens include PentalQuartz slab countertops and high-end appliances, including large wine refrigerators.
Among the amenities are a seasonal concierge and virtual doorman, a dedicated building superintendent, refrigerated storage for food, beverage and flower deliveries, bicycle storage, a generator for uninterrupted heating and cooling and one of the most coveted features in Sag Harbor Village—parking. The penthouses will have garage parking, and all other units will have two parking spaces each.
Keith Green, of Halstead Property Development Marketing, which is the exclusive sales firm for Harbor’s Edge, says that Harbor’s Edge boasts being both on the water and in the heart of a Hamptons village, within walking distance to all the shopping and restaurants. It is desirable for quality of life in the summer and all year round, he says.
The condos range in price from $2.5 million to $6.5 million per unit.
