This time of year the North Fork is flooded with visitors. It is prime time for North Fork realtors to take advantage of the high volume of traffic and maximum exposure. This year, the Fork known for its farms and vineyards is busier than ever. The number of properties for sale has also grown in recent months. Visitors or potential buyers, as the brokers are inclined to see them, have much to choose from this season as the inventory all over the East End grows. The high-end market is changing out on the North Fork. The area no longer offers merely farmland and open space but now boasts some expansive and sophisticated estates. It is common here also for the more upscale properties to include substantial acreage as well. Areas such as East Marion, Nassau Point & New Suffolk have some incredible estates for sale right now.
Currently in East Marion there is an exquisite estate for sale on more than 12 sound-front acres. The property has the potential to be a large family compound, a vineyard or could even accommodate a private golf course. The 7000 sq ft Tuscan style villa has multiple Rumford fireplaces. The sprawling home has 7 bedrooms and 7.5 baths. The property is listed with the Corcoran Group in Southold at $8,495,000, and is one of the highest-priced listings on the North Fork. To spread out even further, they can also purchase the adjoining 11+ acre parcel of waterfront land can be for an additional $3,995,000, making a total of almost 24 acres. The estate also includes a pool, chef’s kitchen, an orchard and stunning views from its 459’ Long Island Sound coastline. The two pieces together would be an unheard of 800’ overlooking the Sound, valued at close to $12 million. This property is a prime example of some of the largest and most impressive properties on the North Fork, excluding Shelter Island. On the North Fork, most realtors consider Shelter Island their own, and on the South Fork, realtors in the Hamptons feel the same. If one does a property search of the two Forks, the island shows up in both. Technically, Shelter Island is a township unto itself, and is not attached governmentally to either Fork. While that is true, the tiny island takes on qualities of both; it posesses the quaintness of the North Fork but commands Hamptons pricing. The waterfront estate Bumble Bee Manor there is priced at $37 million.
In Cutchogue, another North Fork beauty boasts 47 acres. This one is a country, vineyard estate on Nassau Point. The 8000 sq. ft., 3 bedroom, 4.5 bath, shingle-style farmhouse was built in 1994, and is set among some of the most picturesque acreage in the heart of Long Island’s wine country. The home has 4 fireplaces, a heated pool and a three-car garage. It is exclusively listed with Sotheby’s International Realty at $7,750,000, in the East Hampton & Southampton offices. These prices are about as high as high gets for a North Fork estate. In Peconic, Century 21 Agawam Albertson Realty has a listing at $8,450,000. This one is 6000 sq. ft. and also on a healthy 12 acres. The Postmodern estate home is also on the Sound and has its own private beach. This one has room for six cars in the garage and three fireplaces. It has an in-ground pool and plenty of room for a tennis court.
The only pricing higher on the North Fork is for large development-sized parcels, such as the one that is for sale in Aquebogue for $35 million, consisting of a massive 106 acres with 15,00o ft. of waterfront that has the potential for a golf course, vineyard or housing development.
